We assist you all the way through your project, from the selection to the signing of the deed at the notary.
We carefully select the estate to better suit your requirements to avoid unnecessary visits and waste of time in full respect with your criteria.
It states on a written document, your commitment to acquire the property.
It includes everything: elements on your marital status, your financial status, the characteristics of the goods (price, address and description) and the validity duration of your proposed purchase. We submit the proposal to the seller.
In case of refusal, we initiate a negotiating phase. After acceptance, we arrange an appointment for signing the compromise.
This pre embodies your respective commitments: the owner to sell you the good and you to acquire it.
You pay on the same day, an allowance detention or security deposit (of our escrow account to CREDIT FONCIER and guaranteed by SO.CA.F), which varies between 5 and 10% of the amount of purchase.
This sum will be deducted from the total price of your purchase. You are entitled to a time limit of seven days provided by law "Solidarité et Renouvellement Urbain" (SRU), from the day after the first presentation of the provisional notice. During this period, no compensation is due. We establish the record for the notary (deed, diagnosis, any credit agreement, clear the rights of preemption…) to set a date to sign the final agreement.
This is the final act marking the completion of the sale and sealing the transfer of ownership.
You officially become the owner, taking possession of the keys.
The balance of your acquisition is to be paid.

We assist you in your real estate project, from marketing to the final sales act. We define together the framework within which we can sell your good.
We do an estimate of your property, after a visit and a comparative study of the market from which write a mandate of sale. This is the way to objectively compare the good with the market in a given location. The mandate (whether exclusive or simple) fixes our contractual obligations, while listing the main features of your property. (location, description, surface, sale price).
We take in charge all marketing costs related to the sales of your property: advertising (La Gazette Lorientaise and ORPI magazine), photo prints, documentation photocopies, the double set of keys, phone and mailing prospecting, the display in our agencies (GIE "Groupement d'Intéret Economique of Quiberon Bay) and on the ORPI National website.
We submit to you any serious proposals on a written document
Once the offer accepted, we setup a meeting in our agency to sign the compromise. This seals both parties commitments to sell (the owner to sell his property) and purchase (buyer to pay the agreed price).
The signing of the final sale contract is the final point of our mission to you.
